Proposed Land Use

This section represents the positive and environmental aspects of the Gunnison Rising Master Plan area, as well as any physical or environmental constraints to development. Within the planning process, inventory of the site allows the proposed land use alternatives to evolve and the land use plan was composed by the selection and analysis of various alternatives. Opportunities were maximized and constraints mitigated in the development of the land use plan.

 

All property annexed by the City of Gunnison must be given a zoning classification within 90 days of the final reading of the annexation ordinance. It is likely that Gunnison Rising will be zoned Planned Unit Development (PUD), which is required to be divided into one or more land use districts outlined in Section 15.60.060(C)(1) of the City Code. The names of the PUD land uses may be modified to more accurately describe the primary character of the land use categories. In Table 1 below, the land use categories have been modified to more accurately describe the primary character of the project. Final zoning will be determined with the Zoning request, upon the acceptance by the City of the Annexation Petition. As note previously in this study, all property annexed by the City of Gunnison must be given a zoning classification within 90 days of the final reading of the annexation ordinance.
