Area Four
This area of Gunnison Rising is within the proposed Developing Resource Zone and includes residential and non-residential uses. The residential area provides for single-family housing sites that take advantage of, and protect existing physical site features. A buffer area along Highway 50 varies in depth to allow for berming and landscaping that are layered for a better appearance for both the future residents and the highway traveler. The easternmost portion is an employment area allowing for industrial and business opportunities. A commercial site is proposed that might allow for a full service truck stop and gas station focused primarily on serving the commercial vehicles traveling the Highway 50 corridor. A large buffer is shown for this area and by utilizing the existing topography, the parking area will be screened from surrounding development. More industrial uses are anticipated on the eastern portions of this area that is contiguous to the existing Signal Peak Industrial Park. A possible access point to that development is illustrated but is not fully designed or resolved. A substantial buffer area containing over twenty acres will be preserved and enhanced along the highway.
