Gunnison Rising is proposed to be a high quality mixed use development and an extension of the Colorado lifestyle that the City of Gunnison exemplifies. The development proposal for Gunnison Rising is intended to support the existing City uses and functions while expanding diversity of housing options, employment opportunities, and tourist attractions.
Various residential land use types and styles are proposed and expected within the project boundary. The intent is to create greater market diversity which in turn would allow for a wider range of housing price points within the Gunnison Valley. The residential uses would be supported by both service and employment uses. Some of these uses already exist within the City of Gunnison and this development would support and expand the options within the City.
Directly to the west of Gunnison Rising is Western State College. Gunnison Rising is strategically located to provide a village-like experience that would support off-campus housing for students and faculty, retail activity within easy walking distance, and employment facilities that would capitalize on the workforce and intellectual capital within the institution.
An interconnected system of trails and open space will be provided and preserved throughout the development. These pedestrian and bicycle facilities will connect to the City and County system, further expanding the already extensive system. These connections directly benefit both the development and the City by linking all areas of the City with non-motorized transportation options for residents and visitors alike.
Additional tourist opportunities are also proposed. Many of the outdoor activities that Gunnison is famous for will be supported and expanded by the Gunnison Rising development. Western themed uses such as the I-Bar Pavilion will remain and possibly be expanded as a part of the outdoor experience anticipated for the project. Additional camping and recreational vehicle opportunities are proposed along with equestrian facilities, fishing, hiking and other Authentically Colorado experiences. Additional tourist and employment potential could be realized with a resort/base camp complex that could include extended stay facilities, conference and meeting space potential, restaurants, retail and spa opportunities. All of these uses will support the wide range of year-round outdoor activities within the Gunnison Valley such as skiing, hiking, hunting, fishing, Nordic sports, mountain biking, kayaking, and other adventure sports.
Business development and expansion opportunities are also accounted for within Gunnison Rising. Additional business and office land are planned in several areas of the project. This provides for a wide range of business uses such as offices, warehousing, and industrial spaces. The result would not only increase the community job base, it would also provide for additional tax revenue to support the growing needs of the City of Gunnison.
