At the request of Gunnison Valley Partners, Metrostudy has prepared a market study on the demand for a mixed use development located along the north and south side of Highway 50 on the eastern edge of the City of Gunnison in Gunnison County Colorado.  The purpose of this report is to provide the client with information about the opportunities for Gunnison Rising as a residential development project and a mixed use development containing, among other commercial uses, an RV Resort property.  Metrostudy endeavors in this report to analyze home buyer demand, present and future, in the Gunnison Valley to help advise the partnership what steps it may take in order to proceed with the land in a successful manner for its investors. 

The proposed development is located along Highway 50 adjacent to and east of Western State College.  It consists of 1,741 acres which is split with approximately 50 percent of the land north of the highway and 50 percent south of the highway.  Most of the potential 900 residential units would be planned for the north half Highway 50 while the south portion would contain the RV Resort, one or two business parks, some other commercial, a 70-acre parcel with residential development, and a sizable land grant to the Federal Government of 442 acres.
